Maryland has updated its Self-Service-Storage Act to allow for a non-monetary termination. This change to law does not go into effect until July 1, 2026.
The law lays out a procedure for giving termination notices for other than non-payment of Rent, allowing the Operator to ultimately dispose of the Personal Property if the Occupant does not remove their property by a date certain in the notices that you will provide to the Occupant. This avoids the need to go to court and file an eviction if you give a termination notice and the Occupant does not leave.
This change does require one important change to your Rental Agreement and will require you to have modifications to your Default Notice and create a new additional Notice of intent to dispose in order to use this section. Please consult with your local attorney before July 1 st , to make sure you have made these changes to your documents and understand how to use this remedy appropriately.
