The Tennessee General Assembly has adopted and the Governor has signed Senate Bill 559 with
an effective date of July 1, 2025, which creates acceptance of the rental agreement or a revision
as if it had been signed, if it is unsigned with appropriate notice. Further, the new Act creates a
termination right, with notice, that would allow you to avoid evictions.

There are many nuances to these changes and you should review the statutory updates with your
local attorney to determine the necessary and required changes to your rental agreement and the
necessary or desired changes to your policies and procedures for operations, particularly
surrounding unsigned rental agreements and disposals of property after a notice of termination.
